One One Ten does not send a fee letter before getting to know the client.
That understanding comes from the Discovery Consultation.
It is mandatory for every project. It is the first piece of work.
The Discovery Consultation unfolds in two consecutive parts. Most clients complete both. Part 1 establishes the foundations — the program, the site, the feasibility. Part 2 builds on those findings to produce the complete Discovery Report: One One Ten's formal written assessment of the project, including a 3D massing study, construction cost estimate, and a proposed path into design.
The starting point. The principal meets with the client and completes a site visit to understand the project from the ground up: motivations, vision, budget expectations, site conditions, views, orientation, and regulatory constraints. The Architectural Program is developed here — a detailed account of every space the project requires, how each should function, and how they relate to one another. Ideas are tested against real site conditions. Part 1 establishes the factual and programmatic foundation every subsequent decision will rest on.

The foundations become a plan. Building on Part 1, One One Ten develops a conceptual 3D massing study showing how the program could be organized on the site, researches comparable project precedents, produces a preliminary construction cost estimate, and maps a realistic design and construction timeline. All findings are compiled into the full Discovery Report: a professional assessment of the project's feasibility, risks, and recommended path forward, together with a formal proposal for design services if the client chooses to proceed.
One additional meeting plus a formal presentation of the complete Discovery Report.
Both fees are credited in full against the professional fee if the client proceeds to a formal engagement.
