What they wanted

"A rec centre that draws people from three counties and pays its own way."

The design problem

A 4,800-person town wanted a facility that would serve a 25,000-person catchment — but couldn't afford the operating losses of a typical centre. The brief had to balance ambition with operating economics, and the design had to deliver both.

How we solved it

A compact stacked plan that shares mechanical between the pool and gym, with a multipurpose floor that flips for hockey, lacrosse, indoor soccer, and trade shows. Energy modelling shows operating costs 38% below a comparable conventional plan.
